Solving a Persistent Leak Beneath the Parapet Walls
Project Overview
AM Roofing was instructed to investigate and repair a persistent leak affecting a flat roof on a commercial property in Central London. Water ingress had been traced to the parapet wall detailing, where deterioration over time was allowing moisture to penetrate beneath the roof covering and into the building.
Following a detailed inspection, we developed a repair solution that addressed the source of the problem rather than simply treating the symptoms, ensuring the roof would provide reliable protection for years to come.
The Project
Leaks around parapet walls can often be difficult to diagnose, particularly on older flat roofs where multiple roofing systems and previous repairs may already be in place.
Our inspection identified deterioration within the parapet wall construction and surrounding roof detailing. Simply applying additional waterproofing would not have resolved the underlying issue, so the affected sections needed to be carefully dismantled and rebuilt before the new waterproofing system could be installed.
Throughout the project, our priority was to restore the roof’s integrity while minimising disruption to the building.
Our Solution
The existing parapet wall detailing was carefully opened up to expose the underlying construction and identify the full extent of the problem. Damaged sections were repaired and rebuilt where required before new timber framing and support boards were installed to create a solid foundation for the new waterproofing system.
Once the structural repairs had been completed, new roofing membranes and flashings were installed to create a continuous waterproof barrier around the parapet walls. Particular attention was given to junctions, corners and roof penetrations, ensuring every detail was completed to a high professional standard.
Throughout the works, our team maintained a tidy and safe working environment while coordinating the repairs to minimise disruption for the client.
The Result
The completed repairs eliminated the source of the water ingress and restored the flat roof to a fully watertight condition.
